Good day , i am about to view a Fabia 1.4 16v Estate , it has been serviced at regular intervals from new . however servicing of the car stopped approx 24 months ago and in that time it has covered 20,000 miles, (total milage 85,000) there is plenty of paperwork to support maintenance of the vehicle, It has had 1 owner from new , should i be over concerned about the fact it has not been changed  ? my first job should i purchase it is to have it and the water pump replaced. Thankyou in advance

I would be amazed if it hasn't already been changed on the basis of age rather than mileage.
