As the title suggests I am thinking about buying a set of 18 inch wheels, they are fitted with 225/40 tyres...Will these fit?

I'd say no, but 225/35R18 fits in the back and 215/35R18 fit in the front..

My Fabia has been lowered by 40mm tho.

In addition, THIS is the end result with 225/35R18 in the front end (inner side of the tyre)

Shifty amongst others ran 18's on his fabia without a problem. I think it had detrimental effects on both handling and performance.

Depends a lot on the shape of the tyre and whether the car has been lowered or not, in my case those 225/35R18 didn't fit in long chase as you can see from the picture

It took the tyres 2 summers to get to that point so it's not instant.

18s will physically fit, but not a chance with 40 profile tyres.

215/35 would be ideal.
