Treating damaged jacking point underseal

Apologies, I know this issue was discussed earlier at length, but I could not find anything definitive regarding it's treatment.

I looked under the car the other day, and noticed, that the sealant on the front jacking points are peeling off. Apart from the sealant being busted, the sheet metal coating also seems to be damaged at a few small spots.

Based on the information I could find, I came up with the following treatment idea until I can take it to a professional:

- Remove the hanging underseal flakes & clean the area with isopropyl alcohol
- Treat the exposed metal with rust converter - no visible rust yet, but better safe than sorry

- Coat the exposed bare metal spots with zinc spray

- Cover the damage with underbody sealant

 

Will this do the trick for the time being?

Sure, but sinc sprays might not be best alternative. Some of them are **** and some OK. As a rust pretentive primer I have had better results with Wurth Rost-Stop for such applications. Does not matter that much tho, the lift points will get abused over and over and any sealing will wear.

 

Overall, from my experience it is common that sealing wears off from the lifting points and it is surface rusted bare metal what there is at lifting points in mk3's nowadays. I wud say it is common with all cars and it is not a problem. They will last for the life of the car. But of course there is expections. However I wud not waste my money by taking it to a professional. For piece of mind I recommend to just keep resurfacing it by yourself if you wish to do so.

On my UK Mk4 VRS I just use a product called  Hammerite Underbody Seal.

 

I change wheels spring and autumn so wipe clean and brush some underseal on jacking points.So far no rust but car only 3yrs old and not high mileage.

So long as not trapping moisture and salt should last.There is some type of primer on the metal already.Just keep checking occasionally for any issue.
