Can anyone tell me whether BS3036 rewire-able fuses are allowed but not advised, or are not acceptable in Rented accommodation?

I might be wrong, but I am fairly certain you have to have a modern circuit breaker board for rentals. I know I was told to fit one at a house we were renovating for rental about 10 years ago, and THINK that was the reason given at the time.

 

The existing "new" wiring was such a bodge that when I got to the house I made the decision to rip it all out and start from scratch.; just as well, I found numerous nail holes in cables left unprotected and buried in the plasterwork.

 

I remember having to get someone else in to certify it as I was ONLY an industrial electrician, and building kit for nuclear subs meant my house wiring skills werent considered adequate. :wall:

Get out ASAP. Looks like a disaster waiting to happen

Had an "interesting" phonecall with the landlord, he claims it was all installed by a qualified Electrician and that its all legal and meets the required wiring standards.

 

However getting rent out of him is like blood out of a stone, 6 previous tenants have tried and all failed.

You mean he should pay you to stay there - that's an unusual way of doing things! :giggle:

Where did the electrician qualify, North Korea, as he made a right dogs dinner of the job :D

I would start looking for somewhere else to live... and also ask questions about his insurances, gas/elec safety reports that are mandatory for rental accomodation.

No as In he demands Rent a month in advance, So i have paid for rent until 1st March

 

 

I have already arranged for an alternative place to stay, but I need my money back from February's rent to pay for the new place.

Might be worth looking at the small claims court if it becomes problematic. I assume you did get your tenancy agreement in writing.

Surely you need to give a month's notice first? Have you already done that?

Do you have somewhere where you can stay until the alternative place is available, eg with parents or friends? If so, contact the electricity supplier and say that you think the meter may have been tampered with and that the landlord has said he doesn't want you to allow a meter reader into the premises. Then when they inspect the installation and cut the electricity supply off, you should have a strong case for getting your rent back which will stand up in court. JMTPW.

Paid Rent on the Friday, I had to go out Saturday he said he was still going to be down Sunday, I come home Saturday evening to find he was gone! By which point i was questioning his ethics and wanted to talk to him about it.

 

He also has about 3 mobile phones which i can never seem to get hold of him on. But finally last night i was able to get hold of him and tell him i was leaving.

 

The electricity company has been informed, They are sending out a person to do an inspection and meter reading. It was noted on their system that for over two years they havn't been able to get access to the meter.

 

 

Depending on its outcome I will probably end up in the small claims court.

 

As Macdemon said, I have no Tennancy agreement.

 

I know this has been a very stupid move of mine, however Its a learning curve.

Unfortunately not having your tenancy agreement on paper could be a problem if you go to the small claims court as a verbal agreement is not worth the paper its written on!

I have been told I will now get my money on Monday... Just got to wait now.

Might beworth having a quiet word with HMRC(tax man) ,in case all cash with no tenancy agreement means no declaration of income. And HMG don't like tax thieves .

They can be used as long they meet the maximum Zs values under BS7671

Hopefully it is forthcoming.

 

Also hopefully the landlord gets whats coming to him as well by way of a visit from the Electricity supplier - who can force entry by obtaining a sheriff's warrant (up here anyway) in order to check the meter and supply. I know this as fact as the brother in law is responsible for chasing up unpaid commercial debt by discussing various options with property owners which can include threatening disconnection (and following it up if required).

Blimey just seen this - looks like you've been having fun! Fingers crossed you get your money back and your next place is a lot better!

BBC 1 at 7.30 tonight seems to have some similarities here?.

I'd certainly be mentioning it to the tax man and the electric company.
