Tenants have more rights than landlords these days sadly, If there is a problem with your property and the tenant asks for it to be corrected (no matter how small or insignificant) you have to put it right immediately, if you dont the tenant is allowed to withhold the rent, But if its the other way around and the tenant owes you money, or you want them out of your house you have virtually no rights as the owner of the property.

I own a lot of property in my town and am fortunate that all my tenants are very good, in return all my properties are proffesionaly managed, tastefully decorated, modern and well maintained. These are the main reasons why I keep nearly all my tenants long term - I look after them. (although this does bring up the issue of protected tenancy) and another reason I dont end up with scum in my houses? - ABSOLUTELY NO DSS/BENEFITS!!

Taking DSS/Benefits tenants seems like the easy route to fast cash due to supposedly gauranteed rent paid directly by the councill, but its not really like that, one phone call to the councill and your rent donesn't get paid, then they trash your home and p*ss off owing

Also, how would you respond to a tenant who set his flat on fire? Because that happened too, he had the sofa (which is the landlord's) touching the fitted storage heater, and so his front room caught fire, ruining both the heater and the sofa (and possibly smoke damage to the room, as I attempted to extinguish the fire but was driven back by the smoke)

I had a pair of tw@s living below me in my old flat, who got up to all sorts of shenanigans (including not paying rent and other bills and effectively squatting until their landlady got some big beefy blokes to 'evict' them :D )

I found the best way to bring their loud parties to an end was to go into the communal meter room under the stairs and throw the master switch. With no light or power, they soon settled down! ;) Next morning, I'd switch the power back on before they got up, and so they never did figure out what was going on! :thumbup:

Was extremely glad to see the back of them, I must say!

well............ it had to happend..........sum little tw*t has slashed my tyres along with another 100 cars on the road:mad: :mad: :mad: if ne of u live in the northeast it was in the chronnie about 4 days ago on holywell crescent.. total damage was (personally) 2 slashed tyres and a smashed rear window.... the total collective damage was 100 cars.. summink like 230'ish tyres and about 40 windows.....currently in the process of finding a way to get ma money back.... they caught the little ****s and i wished to god i was there when they did....why does everything bad always happen in a big lump.....if there are legal boffins here could u tell me a way of actually physically geting ma money back...... im absolutely fuming and as much as i like some charv's.. 90% of them are absolute scum

Bananaman, for the window, go through your insurers, windscreen cover should cover all windows and won't affect your NCB. And for the tyres, time to upgrade :D Sadly, not much you can do as chances are they have no job.

Well it would mostly depend on what type of tennant it is, i'm fortunate that I vet my tenants very closely and always demand references so I generaly dont get these type of of problems. If they seem intelligent enough to know the law then you must go the legal route - get all the neighbours to lodge repeated but accurate complaints with both the police and council and eventually the courts will grant an eviction order, this will take time and risks your property getting destroyed but is the only way if they know the law and are the sort of people to use it to their advantage. on the eviction day get the police to come and help with the eviction, they must oblige if theire is likely to be a breach of the peace.

If they are the type that is a bit thick or not likely to go to the police (drug users/dealers) already known to the police or just hate the police, then a slightly different course of action can be arranged, usually involving a relatively small payment to a number of your biggest local doormen and their size 12s. this has the advantage of speed and the element of suprise (they dont get to trash the property) but can be risky if they report you, in these instances it helps to have some some ammo to throw back at them, i.e. You know what they've been up to and if they dont just go, you'll have the police round to xxxx addresses. It helps that none of your tenants know what you look like as well and doing a bit of surviellance on the comings and goings before hand, being a cab driver makes it easier for me, I know where most of my tenants go to/from!! (not that I care as all my tenants are thoroughly nice people - luckily)

I dont think anyone said 'everyone who lives in council is scum' or anything to that effect?

But if you are in full time employment (your profile says you are a Mechanic/MOT tester) you should be on a reasonable wage? - certainly where I live MOT trained technicians earn very good wages and are in short supply.

Because someone (i'm not saying you) chooses not to save their money and spends it in other ways shouldn't in my opinion grant them the right to a council house.

The myth that people cant get motgages is exactly that - a myth, anyone can get a mortgage, 100% self certificate mortgages are around, ok so you'll have to pay a bit more for the first couple of years but then you just re-mortgage to a more standard type (everyone should re-mortgage every 2-3 years anyway) and you have the benefit of owning your own home and not sponging of the rest of the equally hard working tax payers. Their are cheap properties (relatively) in every town, they just might not be in an area where in an ideal world you'd chose to live, but property is an investment and will always go up in value so after a few years you can afford to move to a better area.

I say all this as a property investor with 10 years experience, a father who is an estate agent and a brother who is a financial advisor, so I know the above to be true.

And why not?? I know how you feel I would have to sell organs to buy around where I am based. Unfortunately house prices have gone la,la but wages have not risen with them.

Well what is the answer then my friend?

Either get a council house in a crappy area and live there forever, or own your own home in a crappy area and have the chance to move to a nicer area when your homes gone up in value after a couple of years?

Not to mention that your mortgage will probably be no more expensive and possibly slightly cheaper than your council rent. (assuming your not claiming benefits)

My experience of crappy areas is that if you keep yourself to yourself and dont interfere with other peoples business (whatever illegal activities they may be up to) then they will leave you alone.

What does my head in is people with no ambition or drive, just looking for excuses why they cant do something, anyone in full time employment can own their own home one way or another, just dont expect a mansion if your not prepared to get of your backside and work harder or get a better job!!

Annoying this.... I was lucky enough to get some help with buying my car as my dad was made redundant... this lead to getting the fabia rather than an L-reg Fiesta! (Phew!) Anyway the amount of times i've seen my car being kicked and i've found it scratched by ****s who oviously don't like the fact that I own it.

I'm in the Air Training Corps and last night a new kid started... and oh guess what he has ADHD...... what a little ****. During a air rec class the little **** decided he would pull out his lighter and fags (yes he is 13 years old :eek: ) and start lighting them and flicking them at other cadets..... tell him to stop (as i cant physically remove them from him... or that would somehow be classed as assult :confused: ) what do I get in reply.... right mouthful and "I've got ADHD" so its ovious his just playing of his apparent illness. Little **** :mad:

Over christmas I started working on the premisis team in my old school for some partime work during holidays and my days off college and its shocking seeing things from a member of staffs point of view now... and the damage. Amungst many other damages to the school I've had to deal with getting repaired were the Minibusses.... both brand new last year... utterly trashed by students. Truly appauling.

Most kids with ADHD cannot control what they are doing behaviour wise, maybe this kid isn't as bad as people think and he uses it as an excuse.

I do think that it is a too common excuse used for disruptive children which means the real ones who actually have it get tarnished with the same brush as the ones who are just acting up, which is a shame really, especailly when people are so easy to stereotype people, maybe Briskoda should be changed to the , not C hav, private house owners, fast car ok to speed, oh shame you got 3 points & broke the law bad luck forum for all.

How much as a multiple of earnings could I expect from a specialist? I don't mind the area really as I've lived here all my life. And as for cutting out luxuries' date=' I have thought about selling the car :eek: it is more a luxury now, it's only an hour walk to and and hour back, so that's not too bad.

Self certification has no check on earnings? So they just lend you as much as you ask for? Surely not? I have a good credit history so thats in my favour for certain.

Not knowing your full circumstances I couldnt really say, all depends if you are single/couple/married your current outgoings etc. You really need to speak to an independant financial advisor.

Self cert rely purely on what you tell them you are earning/can afford. just make sure you can afford the monthly payments + your bills (council tax, water supply, drainage, gas, electric, tv license, buildings insurance) and although it will be a struggle you can do it, I took that route when purchasing my first property and although property was cheaper then, my earnings were alot less to. I was more or less in the same siruation as you.

I unfortunately dont own any property in crawley any more, mine is currently all in East Sussex.

As an alternative have you thought about purchasing a property jointly with a friend? With your combined earnings you should be able to purchase a nice place, you must make sure that everything is agreed to before hand though and that you trust your friend to stick to the agreement, you should agree that after say 2 years or whatever you will sell the property and both move on regardless, or if prices are still going up at the time then review the situation and possibly go for another 2 years. long term you will both make money, if prices fall then you just have to ride it out till they are up again, you could even purchase property and let it out if you dont mind staying at home longer, this costs you very little month to month (possibly even make a profit if you find the right property).

I do have a friend who wants to move out too, but she's not so keen on buying, so I'll have to skip that idea.

The best part for me is that I can very easily zero all my debts (just a bit on the car now) and have no other outgoings. Takehome is pants and no overtime just rubs it in. I've been hunting about actually, I can easily get £72k on a mortgage and I've found a studio for £82k. So saving for a year, maybe get a second job, I could do it in a year I think. Maybe less... And if my friend knew she would rent from me, I could then look for a 2 bed place, but that's jumping the gun and probably too far.

Also, it might be possible for people to work harder and earn more money. But then who takes those jobs that no-one wants, immigrants no doubt which cna lead to inequalities and social un-rest. Payment for jobs is all relative, and someone has to be at the bottom! After all my current boss earns a low wage, but works hard. No doubt he could do the same as I did- and sit in an office for £25k, but thats not what he wants to do. He enjoys his job and would want an office job.

Lets not forget we'd all be dead without binmen and nurses- yet they are the lowest paid professions around. Of course we could always pay people equally but wasn't that communism?

As for problems know with property, why should people have to move in with friends etc. Council Houses are a means to an end and I wouldn't critise them at all. My cousin couldn't afford to eat and buy a house for his family. He could get a mortgage, but if someone took ill it would be a terrible stain. I'd blame banks though- mortgage lenders should not have been allowed to stop the 2 and a half times 1 salary cap that had kept property sensible.

In my opinion anyone that works full time whatever they are doing is an asset to society, whether it be serving burgers in a fast food restaurant - sweeping the streets or cleaning toilets, i'd do any of those jobs rather than be on benefits, no-one is above it!!

Not sure about binmen but nurses certainly arent on low wages, For what they have to do (and I admire them for it) they are not paid anywhere near enough, but relatively speaking they are paid well, the starting salary (after training) is in excess of 18k per annum with gauranteed annual wage increases and the option of overtime, not many nurses earn less than 20k now. what is the national average wage at the moment? think it was 13k or round abouts last time I checked!! (my ex is a nurse!) (and no the uniform isn't that sexy :rolleyes: )

well today at work i was happily wrapping meals feeling pretty happy from a hoofin night out yesterday. was wrapping a meal whilst looking outside the window then suddenly this lil fooker boots ma car.. made a loud thud which turned ma head.. he laughed and walked away. so i went out after him started having a go at him.. asking what was the fuxing point grow up blah blah blah.. replied with some racist comments.. put me in a shoyte mood for the rest of the night.....

so i wonder....... why havent all these lil vermins of the world been shot?

I can totally understand how you feel...there's little people like that all over the world, including here...only I would have done it different.

You let the kid go (unfortunately)...perfectly honestly, if his folks aren't up to disciplining him, I would have made sure he left the area remembering never to come back anywhere near my house ;)
