Creaking steering when turning right at slow speeds

Hi I've got an 08 Fabia MK2 1.4 BXW 5J

 

I got this car just over a year ago and noticed there was a slight cradling noise on full lock, now it's become excessive and starts creaking as soon as I start turning right.

 

It's hard to explain the creak noise but it's like a rubbery popping creak.

 

I've put new strut mounts, shocks and springs in, I've changed the rod ends and lower ball joint. I've greased everything I can. I took the away bar links out to see if it was those or the bar bushings but still the same creaking. 

 

It all seems to be pointing towards the rack it's self now, I can't see any signs of leaks, I pulled the boot back and the rack teeth are all cream and not rusted or anything.

 

Has anyone had a similar issue on the MK2 I've read that slot of people have had a similar issue when turning right and they've had it fixed under warranty and its been the inner tie rods. Has anyone had the creaking go away after having them replaced. Mine still has the original tie rods on so I'll be more than happy to swap them if it fixes it.
